Handyman in the Mission District, San Francisco
The Mission mixes 1900s Victorians and Edwardians with converted flats and newer condo buildings, often on the same block. That mix is exactly why a job here is rarely standard: the wall you want a TV on might be original lath and plaster in one building and poured concrete two doors down.

What the buildings in Mission District are like
Most of the older stock is wood-frame over a soft-story garage, with lath-and-plaster interiors, tall baseboards and double-hung sash windows. Newer infill along Valencia and Mission Street is steel or concrete frame with drywall over metal studs, which needs completely different anchors.
Repairs we are called out for most in Mission District
- Plaster cracking above doorways and along ceiling lines from decades of settlement
- Interior doors that stick or drag as the frame moves out of square
- Anchors pulling out of old plaster where a previous fixing was under-specified
- Security gates and deadbolts that no longer align with the strike plate
- Garage doors on soft-story buildings with worn rollers, hinges and springs

Questions from Mission District customers
Can you mount a TV on a Mission Victorian wall?
Yes. Original lath and plaster will not hold a TV on drywall anchors, so we locate the studs behind the lath and fix into solid timber. On the newer concrete buildings along Mission Street we use sleeve anchors rated for the bracket and screen weight.
Do you work in rent-controlled flats and multi-unit buildings?
Yes. Most of our Mission work is in flats and small apartment buildings. If your building requires notice for contractor access or has restricted work hours, tell us when you book and we will schedule around it.
