Buildings from the old air base were built of hollow tile or reinforced concrete under stucco, which changes how anything heavy gets hung. A drywall anchor will not hold, and drilling masonry calls for the right bit and anchors placed with care so hollow tile does not crack. Clearing combustibles from around the house
Novato Fire Protection District has defensible space specialists who assess properties by appointment, and Fire Safe Marin asks that nothing combustible be stored within five feet of a house, especially under decks and overhangs. Much of that list is handyman work: moving firewood and lumber away from walls, clearing out the space under a deck, hauling debris and building storage racks set away from the house. Hamilton's original buildings, begun in 1932, are hollow tile or reinforced concrete with stucco exteriors and Mission tile roofs, so hanging anything on them is masonry work. Bel Marin Keys homes back onto two man-made lagoons of more than 100 acres each, with decks and boat docks at the water.
Farther from the ocean than southern Marin, Novato gets hotter, sunnier summers that dry out wood and break down caulk and paint on south- and west-facing walls.

Hamilton Field's historic core
Construction of Hamilton Army Air Field began on July 1, 1932, and most of the first phase was finished by 1935. Its preserved housing, barracks, hangars, hospital, firehouse and theater form a National Register historic district in the Spanish Eclectic style. After the land was transferred for redevelopment in 1995, nine planned neighborhoods went up between 1999 and 2012. The U.S. Coast Guard still owns 282 of the old Spanish-style duplexes and homes, so repairs there are arranged with that owner.
Bel Marin Keys sits outside city limits
Bel Marin Keys has Novato addresses but lies in unincorporated Marin County, governed by its own community services district. Its 702 single-family houses surround two man-made lagoons, each over 100 acres, which open to Novato Creek through locks and give boats a way out to San Pablo Bay. About 70 percent of it was subdivided from 1962 to 1965 and the rest in 1981 and 1982. Permit questions go to the county rather than the City of Novato.

Novato Fire Protection District offers defensible space assessments by appointment through full-time specialists. After a full assessment, Measure C grant money for vegetation management and home hardening may be available. Ask the district what the grant currently covers before hiring anyone, because its conditions set out what work qualifies. Much of what an assessment turns up, such as clearing under decks and moving stored wood, is simple labor that can be scheduled right after.

Is Bel Marin Keys part of the City of Novato?
No. It has Novato mailing addresses, but Bel Marin Keys is in unincorporated Marin County and governed by the Bel Marin Keys Community Services District. For permits, the county is the agency to ask. Repairs inside the house are the same as anywhere else; work that touches the lagoons or docks may involve the district as well.
Can a handyman hang shelves in one of Hamilton Field's original 1930s buildings?
Yes, with masonry tools. The original base buildings were built of hollow tile or reinforced concrete under stucco, so drywall anchors are useless and hollow tile can crack if it is drilled carelessly. Say the building is original Hamilton construction when you book so the right bits and anchors come along. If it is Coast Guard housing, clear the work with the Coast Guard first.

Why does the caulk around our Novato windows crack every few summers?
Heat and sun. Novato summers run hotter than southern Marin's, with a record 111°F in September 2022, and sealant on south- and west-facing walls expands, shrinks and dries out under that exposure. Cutting out the old bead completely and using an exterior sealant made for sun lasts longer than running new caulk over cracked caulk.
