Central Brisbane is built on the lower slopes of San Bruno Mountain, so exterior steps, railings and anything fixed to a downhill wall take hard use. Add the town's wooden holiday stars, some ten feet or more across and many left up all year, and the Northeast Ridge's townhomes and flats, completed in 2015.
Brisbane's stars are wooden slats nailed into a five-point shape and wrapped in lights, a tradition that began with one star on Kings Road in 1939. Many stay up all year on the downhill side of a house, so the slats and whatever holds the frame to the wall or railing take years of weather. Central Brisbane is single-family houses of many ages on sloping lots, in a town first platted as Visitacion City in 1908. The Northeast Ridge adds 499 newer homes: 125 detached houses, 160 townhomes and 214 stacked flats.
On a slope, the downhill face of a house stands tallest and most exposed, which is where Brisbane's stars traditionally hang and where decks, stairs and railings stand well above grade. Northeast Ridge homes are recent construction, with shared walls in the townhomes and flats.
With San Bruno Mountain rising directly behind town, winter rain runs downhill across Brisbane's lots toward the bay, soaking exterior stairs and the lower sides of houses.

The Northeast Ridge of San Bruno Mountain was annexed by Brisbane in 1983 and built under the San Bruno Mountain Habitat Conservation Plan. A 579-unit plan approved in 1989 was cut to 499 homes to save more habitat after the callippe silverspot butterfly was listed as endangered, and building finished in 2015. Homes here back onto protected mountain land, so keep fence repairs and yard work inside the property line, and in the townhomes and flats check any exterior change with the owners' association first.
Working on Brisbane's hill streets
Central Brisbane rises from Visitacion Avenue, the small downtown strip, into the hills on streets such as Kings Road and Humboldt Road. Lots sit above or below the roadway, so materials often have to be carried up or down steps, and a spot to park close to the door is not a given on a hill. Can someone repair or remount my Brisbane holiday star?
Yes. Rotted slats can be rebuilt, loose frames re-fastened to the wall or railing with exterior hardware, and the star mounted so it can come down for maintenance. The Brisbane Chamber of Commerce still gives stars to residents; hanging a large one safely on a downhill wall is the part that needs ladders and a second pair of hands.

It depends on what is loose. Treads, handrails and balusters can be replaced or re-secured by a handyman. If the stringers are rotted through, the stair is pulling away from the house, or the posts sit on footings that have moved, it needs a licensed contractor. Our Northeast Ridge lot backs onto San Bruno Mountain. Can the back fence be repaired?
Repairs to an existing fence, such as new boards, rails or a reset post, keep to the line that is already there. The ridge was developed under the San Bruno Mountain Habitat Conservation Plan and borders protected habitat, so moving a fence or clearing plants beyond the lot is a different matter; check with your association first.
Rain comes in around a door under our deck. What can be done?
On Brisbane's hillside houses a lower-level door often sits below a deck or stair that sheds water toward it. Replacing the door sweep and threshold seal, re-caulking the trim, and making sure the deck above drains away from the door opening usually stops it. If water is getting into the wall framing itself, that needs a closer look.
