Joseph Eichler built close to 3,000 houses in Palo Alto, more than in any other city, and their radiant-heated concrete slabs, post-and-beam frames and walls of glass change how routine repairs are done. Near downtown, Professorville's brown-shingle houses from the 1890s to the 1920s need a different kind of care: shingles, trim and built-ins.

An Eichler floor is a concrete slab with the heating lines inside it, so the usual ways of fixing flooring can do real damage. Nailing down tack strip, screwing a door stop into the floor or bolting a bookcase to it risks piercing a line, and a leak inside the slab is a major repair. On an Eichler, a handyman uses floating or glue-down flooring methods, adhesive-mounted or wall-mounted door stops and wall anchoring for furniture, and replaces damaged sections without drilling into the concrete. Mounting a TV in a house of glass and beams
Eichler living rooms were designed around floor-to-ceiling glass and exposed post-and-beam framing, which leaves few conventional stud walls, and the thin, low-sloped roofs leave little or no attic space to fish cables through. Workable spots are solid interior partitions and storage walls, or a floor stand that needs no fastening into the slab. Eichler glass walls combine sliding doors, fixed panes and glass transoms set into wood post-and-beam framing. Over decades the wood stops that hold fixed glass loosen or split, sliding panels drift out of adjustment, and weatherstripping hardens. Replacing stops and trim, adjusting sliders and replacing worn seals are handyman jobs. Shingles, trim and built-ins in Professorville
Professorville's houses, built for Stanford faculty from the 1890s into the 1920s, are known for brown shingles and gambrel roofs, with Colonial Revival and Craftsman details inside and out. Split or missing wall shingles can be replaced and stained to blend in, and interior window casings, bookcases and built-in cabinets can be repaired rather than torn out. How the houses here are built
Post-war Eichler tracts such as Greenmeadow, Walnut Grove, Charleston Meadows and Meadow Park, mostly south of Oregon Expressway; Professorville's brown-shingle, Colonial Revival and Craftsman houses near downtown; and a wide mix of pre-war and later homes elsewhere.
Eichlers are post-and-beam houses on concrete slab floors with radiant heating built into the slab, with flat or low-sloped roofs, vertical wood siding and floor-to-ceiling glass with glass transoms. Anything fastened into the floor has to avoid the heating lines, and walls of glass leave few ordinary studs to hang things on.
Drier than much of the Peninsula at about 15 inches of rain a year, with heat waves like the 108°F record of September 6, 2022, so Eichler glass walls and low-sloped roofs take sustained sun and heat.

Single-story overlays and Eichler guidelines
Palo Alto's first single-story overlay zone went into Walnut Grove in July 1992. Greenmeadow followed in 1993 with the largest one, covering 249 lots, and overlays were later adopted in parts of Charleston Meadows, Blossom Park, Barron Park, Meadow Park, Greer Park, Garland and Channing Park, with the last approved in October 2004 for Midtown's Allen Court. Separately, the city adopted Eichler Neighborhood Design Guidelines in April 2018. They are voluntary and do not ban second stories, but they set out how remodels, additions and new construction can keep an Eichler neighborhood's character.
Why Professorville exists
Stanford only leased its land to faculty, so professors who wanted to own their homes built just off campus, in the 34 acres now roughly bounded by Embarcadero Road, Addison Avenue, and Emerson and Cowper Streets. Three blocks of Kingsley Avenue are dominated by Dutch Colonial houses, and physicist Fernando Sanford, one of Stanford's founding professors, lived at 450 Kingsley. A second historic district covers Ramona Street between University and Hamilton Avenues. Greenmeadow, Eichler's 243-house tract from 1954 and 1955, joined the National Register in 2005.

Can new flooring go into a Palo Alto Eichler without damaging the radiant heat?
Yes, as long as nothing penetrates the slab. Floating floors, glue-down materials and tile set directly on the concrete all work over a radiant-heated slab, and door stops and furniture anchors go into walls instead of the floor. Tell the handyman up front that the house has radiant heat so nobody reaches for a nail gun.
Where can a TV be mounted in an Eichler with a wall of glass?
Usually on a solid interior partition or storage wall, or on a floor stand. The glass walls and exposed beams leave few conventional studs, and the low roofs leave little or no attic space for cables. A handyman will check the framing before drilling and route cables along or through a partition.
Are Palo Alto's Eichler design guidelines mandatory?
No. The Eichler Neighborhood Design Guidelines, adopted in April 2018, are voluntary. They give compatibility guidance for remodels, additions and new construction in the city's Eichler neighborhoods, and planning staff use them as a reference. Separate single-story overlay zones in some tracts do limit second stories.
Can split brown shingles on a Professorville house be replaced to match?
Yes. Individual wall shingles can be slipped out and replaced, then stained to blend with weathered neighbors. Exact matches to century-old shingles take time to weather in, so replacing a small section at a time on a less visible wall first is a good test.
