The pre-1941 rule

Under the Town Code, construction, additions, demolition, restoration or rehabilitation that alters the exterior of a designated landmark, a property in a historic district or any pre-1941 structure needs planning approval first, and interior work that affects the exterior is included. For these buildings, demolition is defined to include removing more than 25 percent of the wall area facing a public street or 50 percent of all exterior walls. Five historic districts

Los Gatos has five historic districts. Almond Grove was the first and largest subdivision after the town incorporated in 1887, about 40 acres of former almond orchard around Bean Avenue. Broadway holds the town's first residential street. Fairview Plaza keeps Victorian and Craftsman houses along Pennsylvania Avenue and Fairview Plaza. University-Edelen was subdivided from the Mason Tract in 1880. The Downtown Commercial district covers North Santa Cruz Avenue and West Main Street.

The fire hazard map

The town adopted its Local Responsibility Area Fire Hazard Severity Zone map by resolution on June 6, 2025 and by ordinance on June 17, 2025, using the same modeling CAL FIRE applies to state responsibility areas. The approved map on the town's website shows whether an address falls in a zone. Whatever the result, clearing leaves and needles from gutters, roof valleys and the ground right next to the house is standard defensible-space upkeep.
