Garage doors Los Gatos

Garage doors in Los Gatos, from carriage houses to fire-zone hillsides

The Town's design guidelines have an opinion about almost every Los Gatos garage door. On houses of historic age they discourage aluminum and roll-up doors and want the garage detached behind the house; elsewhere they encourage wood doors with windows and cap the garage at half the facade. Hillside homes add a limit on how light the colors can be, and southern Los Gatos sits in a very high fire hazard zone where shutoffs can last days.

The work

Garage door work the Town's guidelines speak to

  • New doors for an old carriage house

Section 4.8.15 of the guidelines discourages garage features more modern than the house, naming aluminum or roll-up doors and aluminum-frame windows. On a pre-1941 house that makes repair the easier path: the Town says minor repairs with materials replaced in kind need only a building permit, while an exterior alteration needs planning approval first. Remaking the existing doors in kind keeps the job in the first category.

  • Doors that do not dominate the street

For attached garages, the guidelines ask for doors recessed as far as possible from the garage facade, trellises with landscaping over them, and garages integrated into the house so the doors are de-emphasized. Section 3.4.3 encourages wood doors, windows in garage doors, and wood trim similar to the house's windows, and for multi-car garages the guidelines suggest separate doors over one wide one.

  • A door color for a hillside home

Hillside homes must blend with the surrounding natural colors. Exterior materials are held to a light reflectivity value of 30, averaged across all of them, except that a home with any elevation more than 24.5 percent visible from the viewing area cannot average. Exposed metal surfaces must be painted to complement adjacent materials, anodized a dark color, or able to weather to a patina, so a steel door's factory finish and color need checking against the standard before it is ordered.

  • Sealing the door against embers

The Town says southern Los Gatos lies in a Very High Fire Hazard Severity Zone, and its 2025 code amendments apply the Wildland-Urban Interface Code to alterations of existing buildings in a WUI area. CAL FIRE's home-hardening guidance names garage doors without gasketing, or with gaps that let embers in, as a weak point and recommends weatherstripping the door and adding metal flashing at the jambs and header.

  • An opener that works through a shutoff

The Town's shutoff page says a large portion of Los Gatos lies in a very high fire hazard area, that PG&E told customers a shutoff could last two to seven days, and that residents should learn to open the garage manually. A battery-backup opener, required by state law on new installations, keeps the door working; knowing where the manual release cord is matters on any door.

The houses here

Carriage houses behind Victorians, wide garages on newer lots

The Town writes different garage rules for three kinds of house. For a garage or carriage house serving a Victorian or Craftsman house in the old districts, it asks that style, roof pitch, proportions, materials and details stay consistent with the era of the house. For attached garages elsewhere, the Residential Design Guidelines want them kept to half the facade width, set back from the front and softened with recessed doors and trellises. In the hills, the Hillside Development Standards and Guidelines take over, excluding garages of up to 400 square feet from the floor area calculation and holding exterior colors and exposed metal to the muted end of the range.

Permits and local rules

Town rules a Los Gatos garage door job runs into

  • Residential Design Guidelines on garages

The Town's guidelines, adopted in 2008, ask that garages not dominate the street facade, that they be no wider than 50 percent of the total facade width, and that they be set back from the front. Three-car-wide garages are limited to places not visible from the street or neighboring houses. On historic houses, section 4.8.15 asks for detached garages behind the front facade, or, where that cannot be done, garages no wider than half the combined house and garage frontage.

  • Hillside materials and colors

The Hillside Development Standards and Guidelines, adopted in January 2004, apply to new hillside homes and to major additions and remodels. Their materials standards require colors that blend with the natural surroundings, a maximum light reflectivity value of 30 for exterior materials, a separately calculated reflectivity of 30 for the roof in a dark earth tone, painted, dark-anodized or patinating metal, and no mirror-like window tint.

  • Planning approval on historic properties

Town Code Section 29.80.260 requires planning approval before any exterior alteration of a designated landmark, a property in a historic district or a pre-1941 structure. The Town's approval process page adds that minor repair work with materials replaced in kind needs only a building permit, and that minor exterior changes in a historic district go to the Historic Preservation Committee as a Minor Development application that carries no fee.

Part by part

Corners of Los Gatos where the door choice narrows

  • Broadway, Fairview Plaza, Almond Grove and University-Edelen

In these residential historic districts, a garage door that changes the look of the garage is an exterior alteration needing planning approval, and the guidelines want doors that match the era of the house. Like-for-like repair of the existing doors needs only a building permit.

  • The hillside neighborhoods

Here the hillside standards decide the color and finish more than the style: a reflectivity value of 30 or less, earth tones that blend with the vegetation, and metal that is painted, dark-anodized or left to patina.

  • Southern Los Gatos

Mapped by the Town as a Very High Fire Hazard Severity Zone, where the wildland-urban interface rules reach alterations and the first five feet around the house is kept free of flammable materials under defensible-space law.

Before you hire

Check these with a Los Gatos garage door installer

  • Was the house built before 1941, and would a different door style need planning approval instead of an in-kind repair?
  • On a hillside home, what is the door color's light reflectivity value, and is any metal painted or dark-anodized?
  • In southern Los Gatos, how will the door's bottom, sides and top be sealed against embers?
  • Does the new opener have a battery backup, and where is the manual release?
  • Is the D-28 license current at cslb.ca.gov, and does the installer hold a Town business license?

Questions

Garage door questions Los Gatos owners ask

Can the wooden doors on our 1912 garage give way to a roll-up door?

The Town discourages it. Its design guidelines for historic houses name aluminum and roll-up doors among garage features too modern for the house, and on a pre-1941 property an exterior alteration needs planning approval. Repairing or remaking the existing wood doors in kind needs only a building permit, which is the simpler route.

What color can the garage door be on our Los Gatos hillside home?

Something muted. The hillside standards cap exterior materials at a light reflectivity value of 30, averaged across the house unless an elevation is more than 24.5 percent visible from the viewing area, and require colors that blend with the natural vegetation. Ask the installer for the door finish's reflectivity value before ordering.

How long could a power shutoff keep our garage door from opening?

The Town warns that PG&E told customers a Public Safety Power Shutoff could last between two and seven days, and it asks residents to learn how to open the garage and other powered doors by hand. A battery-backup opener covers a shorter outage; for a long one, practice using the manual release.

Do the design guidelines say anything about the door itself, not just the garage?

Yes. Section 3.4.3 encourages windows in garage doors, wood doors, and wood trim similar to the house's windows. The guidelines also suggest recessing the doors as far as possible, separating the doors of a multi-car garage, and trellises with landscaping over them to soften their look from the street.

If we turn the garage into an ADU, do we have to replace the parking?

No. The Town's ADU summary says that when a garage is converted to an ADU, any lost off-street parking required for the main house does not need to be replaced. A junior ADU can also be built inside an attached garage, within the walls of the house.
