Vacaville repairs, from 1940s cottages to Roberts' Ranch

Heat and hard water drive much of the upkeep on Vacaville houses. The city shares a Title 24 climate zone with Sacramento and passed 114 degrees on September 5, 2022, and its tap water blends lake, Delta and well sources that leave scale on fixtures. About two in three of its homes went up between 1970 and 1999, on soil the city calls highly expansive.

What homes in Vacaville need most

  • Seals that bake through triple-digit summers

A summer that reached 114 degrees in 2022 is hard on anything soft around a window or door. West-facing frames take the late-afternoon sun, beads of caulk shrink and split, and foam weatherstripping flattens until the air conditioner is cooling the yard. Cutting out failed sealant and running a new bead, adding door sweeps and replacing worn jamb seals keeps summer heat out and winter rain from following the same gaps in. It is quick work best done before the first heat wave of the year. More about weatherstripping, caulking and sealing

  • Fence posts and gates in expansive clay

Vacaville's Building Division describes the city's soils as highly expansive, which means ground that swells with winter rain and shrinks as it bakes dry. Posts set in that clay work loose and lean, gates drop out of line with their latches, and long runs of fence start to wave. A handyman can reset or replace posts, rehang and brace gates and swap broken rails and pickets. A new fence or a retaining wall along a property line is a bigger job worth pricing with a fencing contractor. More about fence, deck and gate repair

  • Scale on faucets, aerators and toilet valves

The city says hardness changes from one part of Vacaville to another and is the main cause of the white crust on glassware and faucets. Over time that scale clogs aerators and showerheads, stiffens faucet cartridges and keeps toilet fill valves from shutting off cleanly. Cleaning or swapping aerators, replacing cartridges and fill valves and changing out a worn faucet are routine fixture jobs. Replacing a water heater is different: the city requires a permit and final inspection for it, so it goes to a licensed plumber. More about faucet, toilet and fixture repair

  • T-111 siding and trim on starter homes

The city's housing survey found T-111 siding on the very small single-story starter homes around Beard Street, built in the 1950s and 1960s. Plywood panel siding of that kind is most exposed at its bottom edges and seams, where rain and sprinkler spray soak in and the face starts to peel or delaminate. Replacing a damaged panel, rebuilding corner and window trim and sealing the joints before repainting is carpentry a handyman can take on; re-siding a whole wall is contractor work. • Gutters and downspouts before the first storm

Vacaville's winter storm guidance puts flood prevention on property owners and starts its list with cleaning gutters and downspouts, clearing leaves from storm drains near the house and keeping drainage areas on the lot open. It also asks that leaves go into green organic bins rather than the street, where they clog drains and cause local flooding. Clearing gutters, flushing downspouts and adding extensions that carry water away from the foundation are jobs to book in fall, before the rains.

  • Driveway washing under Stage 2 rules

Vacaville is in Stage 2 of its water shortage contingency plan, and its water-waste list includes hosing off sidewalks, driveways and other hardscape with drinking water, and washing structures with a hose that has no shut-off nozzle. Before booking a driveway or patio wash, ask the person doing it how they will clean the surface within those rules. Washing siding, a fence or a deck stays allowed as long as the hose is fitted with a shut-off nozzle, which matters most on two-story walls that take a while to rinse.

How the houses here are built

Tract houses from 1970 through 1999, which make up 22,484 of the city's 34,176 homes in Census estimates; small 1940s to 1970s houses west of City Hall and 1950s and 1960s starter homes around Beard Street; and newer master-planned neighborhoods such as North Village and Roberts' Ranch on the northeast side.

Mostly wood-framed one- and two-story houses on expansive soil, which the city's own solar handout flags for anything set into the ground. The 2022 city housing survey found Beard Street's small starter homes clad in T-111 plywood siding, and many houses west of City Hall with single-car garages.

On the edge of the Sacramento Valley, summer highs routinely pass 100 degrees while winters are cool, wet and often foggy, so exterior sealants, paint and wood swing hard between seasons.

Good to know before a job in Vacaville

The 2020 fire and the 2025 hazard map

In August 2020 the Hennessey Fire, part of the LNU Lightning Complex, burned down out of the Vaca Mountains toward the city, forcing evacuations and destroying homes along English Hills Road. In February 2025 Cal Fire sent the city its recommended fire hazard severity zones for land inside city limits, and state law gives a city 120 days to adopt them by ordinance. The City Council wrote to Cal Fire objecting that parcels in Centennial Park had been mapped as moderate. The city has adopted Cal Fire's Ready, Set, Go program, which starts with defensible space around the house.

Yolo-Solano air rules, not the Bay Area's

Vacaville sits in the Yolo-Solano Air Quality Management District, which covers all of Yolo County and the northeast part of Solano County, rather than the Bay Area district, whose jurisdiction ends in southwestern Solano. From November 1 through February the district forecasts fine-particle pollution each day and, when the forecast passes 78 on the air quality index, issues a Don't Light Tonight advisory asking residents not to use fireplaces or wood stoves. Owners thinking of replacing an open-hearth fireplace or older stove can ask the district about its Woodsmoke Reduction Program; installing an insert is contractor work.

How a request works

  1. Describe the job

A sentence and a photo or two is enough. It takes about a minute.

  2. A local handyman gets in touch

By call or text, to ask what the photos don't show and give you a price.

  3. You decide

Agree a time and price with the handyman directly, or don't. Requesting costs nothing.

Questions from Vacaville homeowners

Can a handyman replace the water heater in my Vacaville garage?

Not on its own. Vacaville's building checklist requires a permit for replacing or repairing a water heater, and the job ends with a final inspection that checks the shut-off valve, seismic straps, relief line and expansion tank, so it belongs to a licensed plumber. A handyman can clear and tidy the space around the heater, or hang shelving nearby once the new one is in.

Why does our fence lean a little more after every wet winter?

Expansive soil is the usual reason. Vacaville's soils swell when they soak up winter rain and shrink when summer dries them out, and that movement rocks fence posts loose a little each year. Replacing or resetting the worst posts and bracing the gate keeps a run straight. If many posts are failing at once, it may be time to price a new fence.

Where can we get sandbags in Vacaville before a big storm?

The city runs a sandbag station at Irene Larsen Park, 1800 Alamo Drive, near Fire Station 74. It opens three to seven days before the first significant rain of the season and stays open through the winter. Sand and bags are free, but residents bring their own shovel. Other locations may open if needed.

Which parts of Vacaville have the oldest houses?

The city's 2022 housing survey found the oldest stock west of City Hall, on streets such as Albacete, South Orchard, Walnut and Camellia Way, built from the 1940s to the 1970s, and around Beard Street, where small starter homes date from the 1950s and 1960s. Census estimates show only 5,446 of the city's homes were built before 1970.

Does the City of Vacaville issue permits for Elmira and Allendale?

No. Elmira and Allendale are unincorporated communities usually counted as greater Vacaville, so building permits there come from Solano County's Building and Safety Division. The city's Building Division asks applicants to confirm an address is inside city limits before applying. Sewer service is a separate question: the city does provide sewer collection and treatment to Elmira.
