Gutter cleaning Gilroy

Gilroy gutters, from the Residential Hillside lots to Uvas Creek

Gilroy's wildfire checklist names gutters twice: keep roofs and gutters clean as part of defensible space, and clean them again as routine upkeep. In the city's fire hazard zones, permits filed since January 1, 2026 follow the 2025 wildfire code, whose gutter section calls for noncombustible gutters with an approved way of keeping leaves out. On the valley floor the worry is water, since whatever a downspout flushes into the street reaches Uvas or Llagas Creek untreated.

How gutter cleaning work goes in Gilroy

Four Gilroy documents behind a gutter job

  1. Home hardening in the wildland interface

Gilroy Building and Fire Prevention publishes a ten-step list for projects in the city's wildland-urban interface. Gutters appear three times: clean roofs and gutters among the defensible-space steps for 5 to 30 feet out, cleaning roofs and gutters under periodic maintenance, and gutter guards among the WUI-approved products whose cut sheets or listings must be provided for special inspections. The list also covers drip edges, bird stops on tile roofs and the noncombustible strip next to the walls.

  2. Gutters in the 2025 wildfire code

Gilroy designs permits filed on or after January 1, 2026 in its fire hazard areas to the 2025 California Wildland-Urban Interface Code, and those filed through 2025 to the 2022 Building Code's Chapter 7A. The new code's Section 504.4 requires gutters and downspouts of noncombustible material and an approved means of preventing leaves and debris from accumulating in the gutter. The older Section 705A.4 asked only for the debris protection, so the material rule is the new part.

  3. Only rain in the drain

The city's clean water page says the storm drain system includes gutters, storm drains, channels, creeks and streams, and that only clean rainwater belongs in it. Rain that falls in Gilroy runs through that system untreated into Uvas or Llagas Creek, then the Pajaro River and Monterey Bay, the larger Pajaro watershed it shares with San Martin, Morgan Hill and Hollister. Gilroy's Storm Water Ordinance, City Code Chapter 27C, gives the city authority to stop illicit discharges, which residents can report to it.

  4. Recology South Valley organics

Recology South Valley holds Gilroy’s exclusive franchise for residential collection, and green waste goes in a 96-gallon green toter; extra yard waste is picked up if bundled, up to seven bundles or 32-gallon cans a week. Recology’s 2026 guide for Gilroy adds that food scraps share that cart, that branches must be 6 inches or less in diameter, and that palm trees, yucca leaves, oleander, poison oak and painted or treated wood are not accepted. Street sweeping follows the day after yard waste pickup.

The work

What a Gilroy gutter visit involves, hills and valley floor

  • Hillside clean-outs before fire season

Gilroy's home hardening checklist lists clean roofs and gutters among the steps for the zone 5 to 30 feet from the house, noting that insurance companies may require it, and repeats the job under periodic maintenance. The same list wants the first five feet around the house, the ember-resistant strip it calls Zone 0, kept free of woody mulch, shrubs and stored combustibles. That matters at the end of a clean-out: bags of dry leaves should go straight into the organics cart or the truck, not sit against the wall for a week.

  • Tile roofs and open eave ends

On a tile roof the debris problem starts above the gutter. Profiled tiles can leave openings at the eave unless they are closed with bird stops, and the 2025 wildfire code requires bird stops at the eaves where the profile fits, to keep debris from getting in. Gilroy's checklist tells hillside owners to cover open bird stops on tile roofs with noncombustible material and to install a metal drip edge at eaves and rakes. A gutter visit is the moment to see whether those ends are open and stuffed with leaves; replacing them is a roofer's job.

  • Valley-floor gutters and the creeks

Down in the tracts the fire rules matter less and the storm drains more. The city's residential stormwater brochure asks owners to sweep up yard debris rather than hose it down, and to use Recology South Valley's organics service for it. Where a downspout empties onto a driveway, leaves and roof grit flushed out of it run down to the curb and the nearest drain, and from there into Uvas or Llagas Creek, with no treatment along the way.

The houses here

Old downtown blocks, valley tracts and the Residential Hillside district

Gilroy's oldest houses stand near downtown, around Fifth and Church streets, but most of the city is far newer: its population went from under 13,000 in 1970 to almost 49,000 by 2010, and the growth filled the valley floor with tracts and pushed houses into the hills on the city’s north and west, which the general plan lists as wildfire-prone. Those hills decide the gutter job. The city's wildfire checklist starts by asking whether a parcel is in a Moderate or High Fire Hazard Severity Zone and whether it lies in the Residential Hillside zoning district, and it adds that a site touching the State Responsibility Area or a Very High zone may face more rules. Where any of that applies, clean roofs and gutters are a fire step, not just housekeeping.

Before you hire

What to settle with a Gilroy gutter cleaner

  • Ask them to check the address on Gilroy's fire hazard map first; in a mapped zone, valleys and roof surfaces get cleared too.
  • Ask where the bagged leaves will wait, since the city's checklist wants the first five feet around the house kept clear of combustibles.
  • On a tile roof, ask whether the open tile ends at the eave have noncombustible bird stops or need a roofer.
  • For gutter guards on a permitted project, ask for the product's WUI listing or cut sheet, which the city asks to see at inspection.
  • Ask that downspout sludge be swept up and bagged, not hosed toward the curb and the creeks.

Questions

Gilroy gutter questions, with the rule behind each answer

Does Gilroy expect hillside owners to keep their roofs and gutters clean?

Its wildfire checklist does. For parcels in the city's Moderate or High fire hazard zones or the Residential Hillside district, it lists clean roofs and gutters as a defensible-space step, notes that insurers may require it, and repeats it under periodic maintenance. The city's wildfire page also asks residents to keep 100 feet of defensible space around structures. Sites touching the State Responsibility Area or a Very High zone can face further state rules.

We are building on a lot in a Gilroy fire zone. What gutters does the new code want?

For permits filed on or after January 1, 2026, Gilroy applies the 2025 California Wildland-Urban Interface Code. Its Section 504.4 requires gutters and downspouts made of noncombustible material, plus an approved means of keeping leaves and debris out of the gutter. The city's checklist asks for the gutter guard's cut sheet or listing at special inspection, so choose the product before the inspection is booked.

Where does the water from our Gilroy downspouts end up?

In Monterey Bay, not San Francisco Bay. Gilroy sits in the Uvas-Llagas watershed: rain runs from the street gutter into storm drains, then untreated into Uvas or Llagas Creek, the Pajaro River and Monterey Bay. That is why the city asks residents to sweep up yard debris instead of hosing it, and why gutter sludge should be bagged rather than rinsed to the curb.

Can oleander or palm litter from our gutters go in the green cart?

No. Recology South Valley's guide for Gilroy lists palm trees, yucca leaves, oleander and poison oak among the items its green organics cart does not accept. Ordinary leaves and yard waste go in, with food scraps, and branches have to be 6 inches across or less. Sort a mixed load before it goes in the cart.

Our hillside house has a tile roof. Is clearing its gutters any different?

Yes, look above the gutter as well. Open tile ends at the eave let leaves in under the tiles, which is why the wildfire code calls for bird stops at the eaves and Gilroy's checklist asks for open bird stops on tile roofs to be covered with noncombustible material. A gutter cleaner can spot and clear them; fitting new bird stops or drip edge is roofing work.
