Wood-frame houses, many built by firms such as S. A. Born to designs by Carl Bertz, Willis Polk, Julia Morgan and Albert Farr. Garages were placed at the rear of many lots, reached by internal service roads.

Service alleys and rear garages

Most blocks in the core of Sea Cliff were built with an internal service road or alley giving access to garages at the rear of the lots, which is why many houses have no front driveway and an unbroken lawn to the street. Blocks in the northeast corner and along the northern and western edges have front driveways instead. Say in the request whether the garage is reached from an alley, since that is usually the easiest way to bring in tools and materials.

Split streets and public stairs

The terrain steepens toward the western end of the neighborhood, where Lake Street and El Camino del Mar each split into upper and lower lanes separated by a 14-foot landscaped median, with red brick retaining walls and public stairs linking the two levels. El Camino del Mar's median is planted with Canary Island date palms. A house on the lower lane can be a stair climb from the upper one, so note which lane the front door faces.

Our exterior light fixtures rust out every few years. Is there a better option?

Yes. Fixtures rated for wet, coastal locations in solid brass, bronze or marine-grade stainless hold up far better above the ocean than plated steel. Swapping them onto existing, sound boxes is routine; a rusted-out box or damaged wiring needs a licensed electrician.

Rain gets in around the windows on our ocean side during storms. What should we fix first?

Start with the seals: failed caulk where the frame meets the wall, missing weatherstripping and a clogged weep or sill drain are the usual paths. Resealing those often stops it. If water still appears, the window flashing or the frame itself may need a window specialist or contractor.

Our garage is off the alley behind the house. Can work be done from there?

Usually that's the best way in. Sea Cliff's core blocks were laid out with service roads so garages could sit at the rear, keeping cars off the front lawns. Include alley access and any gate code in the request so tools and materials come in through the back.

Our house is by the steps between the upper and lower lanes of Lake Street. Does that matter?

It matters for access. At the western end, Lake Street and El Camino del Mar split into two levels joined by public stairs, so parking on the wrong lane can mean carrying everything up or down them. Say in the request which lane your door faces.
