Garage doors Palo Alto

Palo Alto garage doors, from retractable Eichler panels to the hills

On a Palo Alto lot narrower than 75 feet, the zoning code holds the garage doors that face the street to 20 feet of combined width when the garage stands within 50 feet of it, so widening an opening is a planning question first. In the Eichler tracts, the city's 2018 guidelines would keep the original retractable door in service and accept a roll-up replacement only when its face is flush and has no glass.

How garage door work goes in Palo Alto

Where Palo Alto writes down its garage door rules

  1. Eichler Neighborhood Design Guidelines on doors

Section 5.2.3 asks that entry and garage doors keep the patterns of Eichler neighborhoods. Its first choice is a door with no glass, or very little; if a new garage door has glazing, it should be one simple rectangular lite of minimal size, and expansive or patterned cut glass is strongly discouraged. The guidelines also expect active architectural control committees to use them alongside their tracts' CC&Rs when reviewing projects.

  2. Historic project review

Properties on the city's inventory, on the California or National Register, inside local and national historic districts, or found eligible for listing are treated as historic resources and need review for many exterior projects; some come under the Historic Preservation Ordinance, Municipal Code Chapter 16.49. Normal maintenance, repair, interior work and landscaping usually do not, as long as the exterior appearance does not change. A property's status shows on its Parcel Report, which Development Services can provide.

  3. Fire hazard mapping west of Foothill Expressway

When the state released Palo Alto's Fire Hazard Severity Zone maps in February 2025, portions of the city generally west of Junipero Serra Boulevard and Foothill Expressway were mapped as Moderate, and areas in the Palo Alto Hills as High or Very High. The city noted that the maps can affect building codes. Where the wildfire building rules apply, Section 504.9 of the California Wildland-Urban Interface Code addresses garage doors: a battery backup on the opener, and gaps around the door held to 1/8 inch.

  4. Health and Safety Code 19892(c)

Since July 1, 2019, a replacement residential garage door may not be hooked up to an existing automatic opener that lacks a battery backup, however old the opener is. For an Eichler owner trading a worn retractable door for a flush roll-up door, that makes the opener part of the decision, so the quote should say whether the opener stays and, if it does, that it already has the backup.

The work

Four door jobs, and the Palo Alto rule each one meets

  • Keeping a retractable Eichler door in service

Section 5.2.3 of the Eichler guidelines puts repair ahead of replacement and asks owners to retain the vertical-board doors where they can. A door that sags, has a split board or has lost hardware is the case for a repair quote first. When it cannot be saved, a roll-up door may be acceptable if its face is a simple flush material with no glazing. Paneled doors are the ones the guidelines single out as clashing with the modernist houses.

  • Two narrow doors into one wide one

Section 18.12.040(g) of the zoning code applies to lots under 75 feet wide: where a garage is within 50 feet of a street frontage, the garage doors parallel to that street may total no more than 20 feet. The limit counts width, not the number of doors, so trading two single doors for one double of the same total width stays inside it, while widening the opening past 20 feet does not.

  • Adding a garage where the block keeps them at the back

Under Section 18.12.040(f), the neighbors decide where a new attached garage may go. If more than half the houses on the same side of the block have their garages or carports in the rear half of the site, or have none, an attached garage belongs in the rear half of the house footprint. A detached garage goes in the rear half of the lot, and if it sits in a rear or side setback it must be at least 75 feet from the front property line. Where the block has alley access, the garage is reached from the alley.

  • A new door on a house in a historic district

The city's historic preservation staff review many exterior projects on properties in local and national historic districts, on the city's inventory, or on the state or national registers. Ordinary maintenance and repair that leaves the outside looking the same typically needs no historic review. For the two Eichler districts, Chapter 7 of the guidelines prefers a door covered in vertical board like the rest of the house, and failing that a plain, smooth door with no panels or glass.

The houses here

Doors faced like the siding, garages folded into the roof

The city's Eichler guidelines call the garage one of the most visible things on an Eichler front: it always sits on the street facade, but under the main roof form rather than beneath a roof of its own. Some plans have a two-car garage, others a one-car garage beside a carport, and in some tracts the carport leads to a glazed courtyard wall. The original doors were solid and faced in narrow vertical wood boards, close to or the same as the wall cladding, and the guidelines describe them as retractable. Away from the Eichler tracts the zoning code supplies the pattern instead, by asking where garages sit on the rest of the block.

Part by part

Eichler tracts and hill streets where the door question changes

  • Greenmeadow

Eichler's 243-house tract from 1954 and 1955 is a National Register district and one of the neighborhoods with an active architectural control committee. Under the CC&Rs, a committee like it gives its approval or disapproval in writing within 30 days after plans are submitted, and the city's historic review reaches exterior changes in a national district.

  • Green Gables

The second Eichler neighborhood on the National Register. Chapter 7 of the Eichler guidelines was written for these two districts, and it asks owners to repair an original garage door if at all possible, and to match the house's vertical board cladding when a replacement is unavoidable.

  • Charleston Meadows

Joseph Eichler set up his first architectural control committee here in 1950 to enforce the tract's CC&Rs, and the owners reconstituted it in 2000 by majority vote. The city does not enforce CC&Rs, but residents can, so a new street-facing door is worth showing to the committee before it is ordered.

  • Palo Alto Hills

Areas here were rated High or Very High for fire hazard on the state's 2025 maps. A replacement door up here raises a question the flatland tracts do not: whether the wildland-urban interface code's 1/8-inch perimeter gap limit applies, and which of its methods, tested weatherstripping, an overlapping door or metal-flashed jambs and header, the installer will use.

Before you hire

Settle these with a Palo Alto installer first

  • On an Eichler, ask for a price to repair the original retractable door alongside the price of a flush replacement.
  • If the opening will be widened on a lot under 75 feet wide, ask for the total width of street-facing doors in writing.
  • Look up the address's Parcel Report for historic status before choosing a door style, especially in Professorville, Greenmeadow or Green Gables.
  • Check the D-28 license at cslb.ca.gov, and confirm that any opener left in place already has a battery backup.

Questions

Palo Alto garage door questions, from Greenmeadow to the hills

Can the original retractable door on our Greenmeadow Eichler be replaced with a roll-up door?

The guidelines would rather it were maintained, but they accept a roll-up door with a simple flush face and no glazing. Greenmeadow is a National Register district, so a change to how the front looks can bring city historic review, and the neighborhood's architectural control committee reviews projects under its CC&Rs. Start with both before ordering.

Our lot is 60 feet wide. May two single garage doors become one double door?

Usually, yes, as far as the width rule goes. On lots under 75 feet wide, Section 18.12.040(g) caps the combined width of street-facing garage doors within 50 feet of the street at 20 feet, and it counts total width rather than the number of doors. A double door no wider than the pair it replaces stays within it; a wider opening may not.

Who enforces the CC&Rs in our Eichler tract when a neighbor picks a paneled garage door?

Not the city. The Eichler guidelines say the Planning Department does not enforce tract CC&Rs, but residents may. Greenmeadow, Edgewood and Charleston Meadows have architectural control committees that review proposed projects under their CC&Rs, and the guidelines themselves are advisory, so the committee is the first place to raise it.

Does a new garage door on a Professorville house need historic review?

It can. Professorville has been a National Register district since 1980, and the city reviews many exterior projects on properties in local and national districts. Repair that leaves the outside looking the same typically needs no historic review, while a door of a different design is the kind of change to raise with historic preservation staff first.

We are only replacing the door. Why does the installer want to talk about the opener?

Because state law reaches the opener through the door. Health and Safety Code 19892 bars connecting a replacement residential garage door to an existing automatic opener without a battery backup, whatever its age. If the opener predates the backup requirement, the door job and an opener job travel together.
