Wiring Sunnyvale's Eichlers once the radiant heat gives out

A lot of Sunnyvale electrical work starts with heating. The city's own Eichler guidelines say radiant floors often deteriorated where copper pipe was not available, and the replacements they suggest, from baseboard heaters to ductless mini-splits, all need circuits. A panel replacement, or an EV charger inside a single-family garage, can go through the city's online Minor Building Permit, while a charger outdoors takes a regular building permit.

  • Electric heat where the radiant floor failed

    Eichler radiant floors started with copper in 1950, switched to steel by late 1951 and returned to copper in the late 1950s, and the steel systems are the ones most prone to leaks. When a slab system is abandoned, Sunnyvale's guidelines list replacements that avoid big ducts on the roof: baseboard heaters, individual room heat pumps, plastic-tubing radiant heat, ductless mini-splits and small-duct central systems. Most of them need new circuits, and a whole-house switch can need more panel capacity.

  • Mini-split heads on post-and-beam walls

    A ductless mini-split links its outdoor unit to each indoor head with power cable, refrigerant and suction tubing and a condensate drain, bundled in a conduit about 3 inches across through a small hole in the wall, as the city's guidelines describe it. On an Eichler the routing of that bundle and its circuit is the design work: along a solid wall, under the eave, or across the roof, painted to match where the guidelines ask for it.

  • Panel replacements filed online

    Sunnyvale lets an electrical panel replacement go through its online Minor Building Permit: log in, answer the qualifying questions, describe the work, pay, and the receipt and permit card arrive by email, after which the inspections are scheduled from the same account. The city's water and sewer pipe handout adds a detail owners rarely expect: when the electrical panel is replaced, the hot, cold and gas lines must get a bonding jumper at the water heater.

  • Chargers in the garage, and beyond it

    An EV charger inside the garage of a single-family home qualifies for the online minor permit; one installed outdoors, or at any other kind of home, needs a regular building permit. For new houses, and remodels that keep less than half of the existing exterior walls, Sunnyvale's reach code requires EV-ready wiring: a Level 2 and a Level 1 space in a two-car garage, a Level 2 space in a one-car garage or each assigned carport space. Detached ADUs are exempt.

Open beams, flat roofs and nowhere to hide a wire

Sunnyvale's Eichler Design Guidelines describe what an electrician walks into: post-and-beam houses on concrete slabs, flat or low-pitched roofs of tongue-and-groove decking, open beam ceilings and big walls of glass, built here from 1949 into the mid-1970s. There is no attic to pull wire through and no crawlspace beneath the floor, so a new circuit runs inside the few solid walls, in a surface raceway, or across the roof under the insulation. The same guidelines treat what ends up on that roof as a design issue, naming exposed rooftop equipment, ducts and foam roofing visible from the street among the common problems with Eichler upgrades.

  • Minor Building Permits online

    Sunnyvale's online Minor Building Permit covers a set list of simple jobs, among them air conditioning, electrical panels, EV chargers inside a garage at a single-family home, furnaces, gas lines, temporary power and water heater replacement in the same place. An EV charger outside, or not at a single-family home, has to be applied for as a regular building permit. The permit card arrives by email once fees are paid, and inspection results show in the same account.

  • Electrical work that needs no permit

    The city's list of work not requiring a building permit, in effect from January 1, 2026, includes replacing existing receptacles, switches and lights in existing boxes in the same location with no change of type, low-voltage wiring under 25 volts and 50 watts, seasonal decorative lighting up for no more than 90 days, and replacing circuit breakers and fuses. Its exception matters: replacing a main disconnect does require a permit.

  • Eichler Design Guidelines on heating and solar

    Adopted on July 28, 2009, the guidelines ask owners to conceal supply ducts inside the house where possible, to consider ductless or small-duct systems instead of standard ducted ones, and, if standard ducts must sit on the roof, to paint ducts and equipment to match the roof or house. On solar, they note that state law limits the city's ability to regulate rooftop panels and offer only voluntary suggestions, such as lower-profile panels or systems built into atrium covers.

  • Reach codes for single-family homes and townhomes

    Sunnyvale's reach codes apply to new single-family homes, duplexes and townhomes, and to remodels or additions that leave less than 50 percent of the existing exterior walls standing. Those projects must meet a GreenPoint Rated checklist of at least 90 points verified by a rater, which the city notes may lead to an all-electric building, and install EV-ready wiring in garages and carports. Ordinary remodels and existing homes are outside them.

What Sunnyvale owners ask an electrician

Our Eichler's radiant heat is leaking. What electric heat suits the house?

Sunnyvale's Eichler guidelines list baseboard heaters, individual room heat pumps, ductless mini-splits and small-duct central systems as alternatives that avoid large ducts on the roof, along with plastic-tubing radiant heat. Mini-split heads connect through a small hole in the wall, and small ducts can often fit inside walls or a low-profile roof insulation layer. An electrician should run a load calculation before you choose.

Can I get my Sunnyvale EV charger permit online?

If the charger goes inside the garage of a single-family home, yes: it is one of the Minor Building Permit types filed and paid online. A charger mounted outside, or at a townhouse, condo or other building type, has to go in as a regular building permit at the city's permit center.

Do I need a permit to swap a light fixture or a breaker in Sunnyvale?

Not if you are replacing a receptacle, switch or light in an existing box in the same place without changing its type, or replacing a circuit breaker or fuse. Replacing the main disconnect is the exception and needs a permit, as does any new outlet, circuit or relocated box.

Will Sunnyvale's reach code make our remodel all-electric?

Can Sunnyvale stop us from putting solar panels on our Eichler roof?

Its own guidelines say state law limits the city's ability to regulate rooftop solar. What they offer instead are voluntary suggestions: work with the installer on lower-profile panel angles, and consider systems built into other features such as atrium covers, so the panels do not dominate a flat-roofed house.
