Garage doors Sunnyvale

Garage doors in Sunnyvale under the Eichler guidelines or the 2026 standards

Which rulebook covers a Sunnyvale garage door depends on the tract. In the Eichler neighborhoods, the city's 2009 Eichler Design Guidelines ask owners to refinish original garage doors where they can and to keep new ones simple, without elaborate windows or curves. On most other single-family lots, objective design standards dated August 2026 cover new, expanded and modified garages and carports, while leaving like-for-like replacements alone.

The city documents and state code behind the work

  1. Eichler Design Guidelines

Adopted July 28, 2009, they replace the city's single-family guidelines inside the Eichler neighborhoods and cover exterior changes to homes Joseph Eichler built and to other homes within those neighborhood boundaries. They address exteriors visible from the street and from neighbors, not interiors. Design review is required for any new house, an addition of 20 percent or more of the floor area, any second-story element, and homes over the zoning floor area threshold, and the list ends with exterior changes that significantly alter a home's appearance.

  2. Lower Density Residential Objective Design Standards

Written in response to state housing law, the standards are meant to be checked without personal judgment, and they do not apply to homes under the Eichler or Taaffe-Frances guidelines or to heritage resources. A street-facing garage or carport may take up no more than half of the front elevation, or 60 percent with single-car doors or on a lot narrower than 57 feet, and a new garage sits at least 3 feet behind the living area unless it is side-loaded or the lot is that narrow.

  3. Work not requiring a building permit

Applicable from January 1, 2026, the Building Safety Division's list of exempt work covers cosmetic finishes, small sheds, fences up to seven feet, retrofit windows of the same configuration, small roof repairs and like-for-like switches, outlets and lights. A garage door is not on it, nor among the minor permits the city takes online, such as water heaters and electrical panels. The list says it is not all-inclusive, so ask the city Permit Center at City Hall before the door goes in.

  4. Definitions in Health and Safety Code 19890

California's opener chapter applies to openers used at a residence, which it defines as a building of one to four dwelling units. A garage, for these purposes, is an enclosed and covered shelter for cars, and the definition expressly leaves out an unenclosed, covered carport. A garage door is an overhead, vertically moving barrier, not one that slides sideways. Where the chapter applies, Section 19892 has required a battery backup on every opener sold or installed since July 1, 2019.

The work

How Sunnyvale's tracts change a garage door job

  1. Refinishing an original Eichler door

Section 3.5.3 of the Eichler guidelines asks owners to refinish original garage doors if possible, and the exterior rules around it say to repair existing materials and details first and, only when repair is not possible, to match the original as closely as possible. For a door faced in the same grooved siding as the walls, the first quote worth getting covers repair and refinishing, with replacement as the fallback.

  2. A replacement that stays quiet on the facade

When an Eichler door has to go, the guidelines want the new one simple in detail. They count entry and garage doors with elaborate windows or details among the common problems with exterior work on these houses, and their illustrations call curved and decorated garage doors out of keeping with the clean, modern spirit of the homes. A flush or plainly grooved door in the wall color is far closer to what they describe than a carriage-house pattern.

  3. Filling in a carport

Recessed entries and carports are among the features most Sunnyvale Eichler floor plans share, the guidelines say, and they advise trying a rear addition first, because filling in the carport and entry recesses can hide the translucent front wall of the entry atrium. For Eichlers inside a Heritage Resource District they are flatter still: do not enclose an entryway or carport space. Turning a carport into a garage starts with Planning, not with a door catalog.

  4. Garages outside the Eichler tracts

On other single-family, duplex and DUO lots, the 2026 standards reach new, expanded and modified garages and carports. A new garage, or an addition that changes 75 percent or more of the existing front, must use at least two of seven techniques, among them a door recessed at least a foot from the garage wall, doors with windows over at least a quarter of their area, single-car-wide doors, and a trellis or band across the full width of the door.

The houses here

Wood doors clad like the walls, and carports beside them

The city's Eichler guidelines list what recurs across its tracts: post-and-beam frames, flat and low-pitched roofs with wide overhangs, slab floors with radiant heat, recessed entries, and one- or two-car front garages, or a single garage paired with a carport. The original garage doors were simple wood doors faced with vertical-grooved siding to match the house walls, so the door reads as part of a mostly solid street facade rather than as a panel of its own. In the Taaffe-Frances neighborhood, by contrast, houses from the 1930s and 1940s keep their garages at the back of the lot, reached by driveways one car wide.

Part by part

Two kinds of Sunnyvale neighborhood, two sets of garage rules

  • Fairbrae and the other Eichler tracts

About 1,100 Eichlers stand in sixteen Sunnyvale tracts, from Sunnyvale Manor, begun in 1949 at East Maude and North Bayview avenues, to Fairbrae, laid out with its own tennis courts. Garage doors there answer to the 2009 Eichler guidelines; the 2026 standards say plainly that they do not apply to dwellings under those guidelines.

  • Taaffe-Frances Heritage Neighborhood

Fifty-nine houses and two duplexes, mostly from the 1930s and 1940s, on lots of 5,000 or 6,500 square feet. Garages sit at the rear behind single-car driveways, and the 2009 guidelines for the neighborhood keep it that way: new or expanded garages belong at the back of the parcel, and one that reaches into the side or rear setback needs a variance.

Questions

Sunnyvale garage and carport questions, Eichler and otherwise

May the weathered original garage door on our Fairbrae Eichler be replaced?

Yes, but the guidelines would have you try refinishing it first, and they ask that a new garage door be simple in detail. Doors with elaborate windows, curves or decoration are the ones they single out as wrong for Eichlers. If the replacement would noticeably change how the front of the house looks, talk to the Planning Division before ordering.

We want to close in the carport on our Eichler and add a garage door. Will Sunnyvale allow it?

It is a planning question first. The Eichler guidelines suggest a rear addition before filling in a carport or entry recess, since that can cover the house's most distinctive front features, and for Eichlers in a Heritage Resource District they say not to enclose a carport at all. Ask Planning about your tract and plan before hiring anyone.

Our house is not an Eichler. Do the 2026 design standards apply to a new garage door?

Not to a like-for-like replacement, which the standards exempt. They apply to new, expanded or modified garages and carports, and the covered-parking design list, which includes recessed doors, windowed doors and single-car-wide doors, applies to new garages and to additions that change 75 percent or more of the existing front.

We are turning our garage into an ADU. What review does Sunnyvale require?

A conversion ADU, built inside existing space, qualifies for the city's streamlined review, which needs only a building permit and no planning permit. Filling the old garage door opening with wall, windows or an entry is then part of the work shown on that building permit.

Does the state's battery backup rule apply to the opener on our Sunnyvale garage?

If it is an overhead door on an enclosed garage, yes. Health and Safety Code 19892 bars selling or installing a residential opener without a battery backup since July 1, 2019, and a replacement door may not be connected to an existing opener that lacks one. The chapter's definition of a garage leaves out an open carport.

Before you hire

Questions for a Sunnyvale garage door installer

  • Ask whether the address falls inside one of the Eichler neighborhoods on the guidelines' maps before choosing a door style.
  • For an original Eichler door, ask for a repair-and-refinish price alongside the replacement quote.
  • If a garage off the Eichler tracts is being widened or rebuilt, ask which two of the seven covered-parking techniques the plans use.
  • Ask whether the job needs a building permit, since garage doors are missing from the city's 2026 exempt list, and check the D-28 license at cslb.ca.gov.
