Garage doors Brentwood

Brentwood garage doors built to the city's own subdivision rules

The garage door on a Brentwood subdivision house is often the one the city asked for. Its standard conditions for residential design review called for insulated roll-up doors with automatic openers, with window inserts on at least 60 percent of them, and the zoning code expects an enclosed two-car garage with a door at least 16 feet wide, or two of at least 8. Replacement usually means matching that, and the opener must now carry a battery backup.

The work

Garage door jobs that come up on Brentwood streets

  • Replacing a 16-foot insulated door

The zoning code's design criteria call for a two-car garage door at least 16 feet wide, or two doors of at least 8 feet each. A replacement for a builder door from the 1990s or 2000s has to fit that wide opening, and on a street where most doors carry window inserts, matching the pattern keeps the house in step with its neighbors and with any association rules.

  • Turning one wide door into two, or two into one

Splitting a 16-foot opening into two single doors changes the framing between them, and the city's design criteria still set a minimum of 8 feet per door. That turns a door swap into framing work by a B General Building contractor, with a permit, before the D-28 installer hangs the new doors. Check any homeowners association rules for door style too.

  • Doors on a garage converted to an ADU

Brentwood does not require replacement parking when a garage is converted into an accessory dwelling unit, but it does when parking in an attached garage becomes a junior ADU. The building FAQ lists garage conversions among projects that need a permit. Once the conversion is approved, the garage door is usually removed and the opening framed in as wall, windows or an entry.

  • A new outlet for an opener

Brentwood's building FAQ lists new, relocated or replacement electrical outlets and receptacles among the work that needs a permit, so a ceiling receptacle added for a new opener is a permitted job for an electrician. The same list names new or replacement electrical appliances, so ask whether the opener itself needs one. Either way, a new opener sold or installed in California since mid-2019 must include a battery backup.

The houses here

Tract garages drawn to a city checklist

Brentwood's standard conditions of approval for residential design review, last updated in May 2005, read like a garage spec. Every garage door was to be an insulated roll-up with an automatic opener, at least 60 percent of them with glass window inserts, and at least one home in ten was to have a side-loading or recessed garage. Each house was to have a concrete driveway reaching the garage at least 20 feet behind the sidewalk. Underneath it all, the zoning code's design criteria for single-family houses call for an enclosed two-car garage, 18 feet wide and 20 deep inside, built of material matching the house. Those conditions explain the wide, windowed, insulated doors on many Brentwood streets.

Permits and local rules

Records and rules a Brentwood door job runs into

  • Standard conditions for residential design review

Brentwood's checklist of conditions to be met before building permits are issued for new homes requires that all garage doors be insulated roll-up doors with automatic openers, with at least 60 percent of the doors containing glass window inserts, and that at least ten percent of homes have a side-loading or sufficiently recessed garage. It was written for developers, not existing owners, but it explains the doors most subdivisions have today.

  • Fire hazard zones in the 2025 Brentwood map

The Contra Costa County Fire Protection District adopted updated fire hazard severity zone maps effective July 10, 2025. The State Fire Marshal's February 24, 2025 map of Brentwood's local responsibility area shows Very High, High and Moderate zones, with the state responsibility area beyond the city carrying its own zones from April 1, 2024. Check an address before choosing door seals and vents.

  • The October 2019 shutoff that reached Brentwood

Contra Costa County's media alert of October 24, 2019 warned that PG&E expected about 48,000 customers in the county to lose power from the night of October 26, and named Brentwood, Byron, Knightsen and Oakley among the affected areas. Restoration was expected to begin on October 28 and could take several days. An opener without a working battery backup leaves the car inside for all of it.

Timing

Inland heat on a west-facing door

Brentwood sits in the hot inland Delta. NOAA's 1991 to 2020 normals for its Antioch Pumping Plant No. 3 station, just northwest of the city, average about 64 days a year at 90 degrees or more and nearly 10 at 100 or more, with a July normal high of 91.4. A garage door facing west or south takes that afternoon sun directly, which is where the insulation the city's design conditions called for does its work, and where a replacement should keep it.

Before you hire

Before you book a Brentwood garage door installer

  • Ask whether the replacement matches the insulated, windowed design the rest of the street has, and check association rules first.
  • Ask whether the door's wind-load rating suits the city's design criteria of 110 mph gusts in exposure C.
  • If a new ceiling outlet is needed for the opener, ask who pulls the electrical permit Brentwood requires.
  • Look up the D-28 Doors, Gates and Activating Devices license at cslb.ca.gov before signing.

Questions

Garage door questions from Brentwood homeowners

Why do so many Brentwood garage doors have windows across the top?

Largely because the city asked for them. Brentwood's standard conditions for residential design review required insulated roll-up garage doors with automatic openers on new homes, with glass window inserts on at least 60 percent of the doors. Matching that look on a replacement keeps the house in line with the street and with any association rules.

Can I put two single doors where my Brentwood house has one 16-foot door?

Possibly, but it is framing work, not just a door swap. The zoning code's design criteria call for a two-car garage door of at least 16 feet, or two doors of at least 8 feet each, so two singles need a center post and enough opening width. Ask the Planning Division and any homeowners association before ordering doors.

Is my Brentwood house in a Very High fire hazard zone?

Parts of the city are. The State Fire Marshal's 2025 map for Brentwood's local responsibility area shows Very High, High and Moderate zones, adopted by the county fire district effective July 10, 2025. Look up the parcel on the district's maps; in a Very High zone, tight seals around the garage door help keep wind-blown embers out.

Did Brentwood lose power in PG&E's wildfire shutoffs?

In October 2019, Contra Costa County warned residents that Brentwood was among the areas PG&E expected to cut from October 26, with restoration starting on October 28 and possibly taking several days. A battery backup on the opener, which California has required on new openers since July 1, 2019, keeps the door working through that.
