Garage doors Saratoga

Garage doors in Saratoga, from ember-tight edges to Saratoga Avenue

In Saratoga the wildfire code follows existing houses, not only new ones. The city adopted the 2025 California Wildland-Urban Interface Code with a scope that, inside its mapped WUI fire area, covers additions and alterations as well as new buildings, and the Building Division's conformance checklist lists garage doors among the openings it checks. A replacement door there can be held to a 1/8-inch limit on the gaps at its edges. On new houses, the city's own standards also set how the door sits.

The Saratoga code sections and forms behind the work

  1. Article 16-52, the city's WUI code amendments

Ordinance 414 adopted the 2025 California Wildland-Urban Interface Code and restated its scope to cover building materials and assemblies in the exterior of new buildings and of additions or alterations to existing ones within a WUI area. It also names the land it applies to: all incorporated land the city designates as WUI, in Moderate, High and Very High zones alike. The same code, Section 504.9.1, asks for a battery backup on residential garage door openers.

  2. WUI Fire Conformance Checklist

The Building Division's one-page checklist, revised in January 2026, asks the designer to mark each applicable item and show compliance on the plans. Under openings it lists exterior glazing, exterior doors and garage doors; other headings cover roofing and gutter protection, ember- and flame-resistant vents, exterior walls and decks within 10 feet. The designer signs it with the project address and parcel number.

  3. Section 15-59.040, garage design

The objective standards for single-family homes, two-unit projects and three-unit conversions set six garage rules: door width on front-facing garages no more than half the facade, an attached one-story garage no taller at the plate than the rest of the first floor, matching materials and colors, a four-inch door recess, articulated doors, and the two-foot step on three-car garages. A design that departs from a standard needs administrative or Planning Commission approval.

  4. Section 13-20.010, heritage permits

No one may change an exterior architectural feature of a designated historic landmark, or alter a building on property within a designated heritage lane or historic district, without a written permit, unless the designating ordinance set other terms. The Heritage Preservation Commission reviews the application and makes its recommendation within 30 days of a complete submittal, and its criteria ask whether the work would adversely affect the character of the landmark, lane or district.

The houses here

Carriage houses, Eichler fronts and three-car garages

Saratoga's Heritage Resource Inventory reads like a history of where cars have been kept here: the Blaney Carriage House of about 1917 on Bella Vista, Craftsman and pioneer bungalows along Saratoga Avenue, and on DeHavilland and Shubert Drives two Eichler houses listed as historic landmarks, with Eichler entrance planters nearby. Most of the city is newer, built on old orchard land after the war, and the zoning code still asks every single-family house for two covered parking spaces inside a garage. Where a new house carries three bays, the city's 2025 design standards decide how those doors line up on the front.

Part by part

Saratoga streets where a door change goes past the counter

  • Saratoga Avenue heritage lane

The lane runs from Fruitvale Avenue to 14300 and 14301 Saratoga Avenue, and the inventory along it lists pioneer cottages, Craftsman bungalows and several historic landmarks with Mills Act contracts. Altering a building on a property within the lane is work Section 13-20.010 puts under a heritage permit, so a new garage door facing the avenue starts with the Community Development Department.

  • Austin Way

Only the brick portion between Bountiful Acres Way and Robles Del Oro, dated to 1904, is the designated heritage lane. Ask the planning desk whether a lot facing that stretch counts as within the lane for a permit before changing a garage that can be seen from the brick road.

  • The DeHavilland and Shubert Drive Eichlers

The Lee T. Boysel House on DeHavilland Drive and the Kinji Masuda House on Shubert Drive are designated landmarks with Mills Act agreements. On a landmark, any change to an exterior architectural feature needs a heritage permit, and the city's preservation page points owners to the Secretary of the Interior's Standards, which favor keeping and repairing historic materials and allow replacement once they have deteriorated.

The work

Where a Saratoga garage door meets a city standard

  1. Ember-tight edges inside the WUI fire area

Section 504.9.2 of the WUI code limits the gap between a garage door and its opening to 1/8 inch at the bottom, the sides and the top. It allows weatherstripping whose tensile strength holds up after 2,000 hours of accelerated weathering and that rates V-2 or better for flammability, a door that laps over its jambs and header, or jambs and header wrapped in metal flashing. Ask which of the three the quote uses before the door is ordered.

  2. A door for a new or rebuilt house

Article 15-59, adopted in March 2025, says garage doors must be recessed at least four inches from the face of the garage and broken up with windows, panels, recesses or other detail. Doors on a front-facing garage may take up no more than half the width of the facade, and the garage must share the materials and colors of the house. A flat, flush slab door set level with the wall does not meet those standards.

  3. Three bays, one set back

A garage with three or more doors, or built for three cars side by side, must step the entrance to one space back at least two feet from the other two. Owners replacing doors on an existing three-car garage are not pulled into that rule by the swap alone: Section 15-45.055 says a project outside the city's design review categories is not reviewed against Article 15-59 at all.

  4. Closing the door burglars find open

Of the 56 residential burglaries reported in Saratoga in 2021, the most common way in was a broken glass door, usually a rear slider, and the second was an open garage door. In a couple of cases, burglars used a remote taken from an unlocked car. An opener that closes the door after a set time or reports its position, and a remote that stays out of the parked car, address both.

Before you hire

Questions for an installer working in Saratoga

  • Ask the installer to check the address on the city's 2026 WUI Fire Area Map before quoting seals, flashing or a door.
  • Inside the WUI area, ask which of the code's three gap methods the door will use and for the weatherstrip's test listing.
  • On a house built under the 2025 standards, ask whether the new door keeps the four-inch recess and its paneling or windows.
  • On Saratoga Avenue, the Austin Way brick lane or a landmark Eichler, ask who will file for the heritage permit.
  • Confirm the D-28 license number on the CSLB site, and that the opener has a battery backup.

Timing

Sort the opener out before red flag days

In November 2024, during a red flag warning, PG&E forecast planned shutoffs for parts of Saratoga, and community resource centers opened in Cupertino and Los Gatos. The city's shutoff page tells residents to prepare for outages that could last longer than two days, notes that PG&E's 48-hour notice may not always arrive, and puts knowing how to open the garage door by hand on its checklist. Opener and battery work belongs in the calm months, not the week a red flag warning goes up.

Questions

Saratoga garage door questions, hills, heritage lanes and new homes

Do we need a Saratoga building permit to replace a garage door?

The city's permit FAQ says most construction, alteration or repair needs one under Section 105.1 of the building code, names door changes involving structural framing among typical permit projects, and leaves garage doors off its list of work that may be exempt. Inside the WUI fire area the door is also a line on the conformance checklist. Ask the Building Division before ordering.

How do we know whether our Saratoga house is inside the WUI fire area?

Look it up on the Wildland-Urban Interface Fire Area Map the Building Division posts, currently the 2026 edition. Its legend shows Moderate, High and Very High zones along with the WUI boundary, and the city's amended code applies its wildfire rules to all incorporated land it designates as WUI in any of those three zones.

We only want a new door on our 1970s garage. Do the 2025 design standards apply?

Not on their own. Section 15-45.055 says a project not subject to review under the city's Planning Commission or administrative design review sections is not reviewed against Article 15-59. Those categories are mainly new houses, larger additions, second stories and rebuilds after demolition, not a door swap in an existing opening.

Our house on Saratoga Avenue is on the heritage inventory. Can we change the garage door?

Possibly, with a heritage permit first. Section 13-20.010 covers altering a building on property within a designated heritage lane, and Saratoga Avenue is one of the city's two. The application goes to the Community Development Director, who forwards it to the Heritage Preservation Commission for a recommendation.

Does the WUI code's battery backup rule add anything to state law in Saratoga?

Not much in practice. Section 19892 of the Health and Safety Code has required a battery backup on every residential opener sold or installed in California since July 1, 2019, and bars hanging a replacement door on an older opener without one. Section 504.9.1 of the WUI code repeats the requirement for residential buildings in the wildfire area.

Where these facts come from

Checked against these public sources in October 2026. Rules and programs change: confirm permit requirements with the city before work starts, and a contractor's license on the CSLB website.
