Santa Clara isn't a fire zone. Why does our new opener need a battery backup?
Because the law applies statewide: since July 1, 2019, every residential opener sold or installed in California must have one. Silicon Valley Power also says that trouble on transmission lines outside the city could still lead to shutoffs or rotating outages in Santa Clara, so the backup is not only a fire-country concern.
Can a new garage door go on our old opener?
Only if the old opener has a battery backup. Since July 1, 2019, a replacement residential door may not be connected to an existing opener without one, however old the opener is. If yours lacks it, replacing the door means replacing the opener in the same job.
We want to turn our attached garage into a bedroom. What does Santa Clara require?
The city's residential plan checklist says you must build another garage or carport on the property before converting or remodeling an attached garage into a playroom or bedroom, and asks you to consult the Planning Division before applying. A building permit is needed for the conversion and for any new garage.
Does converting our detached garage into an ADU make the project all-electric?
No. Santa Clara's reach code page says the reach codes apply only to newly constructed buildings, and that the state treats a detached garage converted to an ADU as an alteration, not a new home. Solar panels are not required on additions to existing buildings either, only on newly built detached structures.
What does the city want a garage door to look like on a remodel?
The 2014 design guidelines ask for garage doors recessed from the face of the walls as much as possible, a garage that does not project in front of the house unless neighbors' garages do, and a designed front wall where the doors face away from the street.
