The Downtown Specific Plan catalogs the historic house styles of the Downtown Neighborhood, from Italianate and Stick/Eastlake through Queen Anne Revival, the American Foursquare, the Craftsman bungalow and Mission Revival, and it notes that the city's Historic Resource Inventory lists some of those homes. Where one of these lots has a detached garage, the plan asks that it be architecturally similar to the main house. Outside downtown, most of Martinez dates from the 1970s through the 1990s, with an unusually large share of townhomes and attached houses.

  1. A recessed, multi-panel door downtown

    The Downtown Specific Plan's design guidelines want every garage door to look intentional. They ask for strong shadow lines, made by recessing the door six inches to a foot behind the neighboring wall or by adding a trellis that reaches at least two feet over the garage face, and they prefer multi-panel doors to flat ones because the panels break down the door's scale. A flush slab door in a shallow frame works against all three.

  2. Doors for a detached garage behind an older house

    In the Downtown Neighborhood and Grandview districts, the plan says detached garages, sheds and other auxiliary structures should be designed to be architecturally similar to the main house, and that rehabilitating an older building should work toward its original architecture. For a garage behind a Craftsman bungalow or a Queen Anne cottage, that points toward wood carriage-style or paneled doors rather than a stock steel door.

  3. An opener that works through a shutoff

    Contra Costa County's alert for the October 26, 2019 PG&E shutoff listed Martinez among the parts of the county expected to lose power, alongside Lafayette and Pleasant Hill, with restoration possibly taking several days. Since July 1, 2019, an opener sold or installed in California has had to carry a battery backup, and a new door cannot be hung on an older opener without one.

  1. Martinez Downtown Specific Plan design guidelines

    Adopted by City Council Resolution No. 081-06 on July 24, 2006, the plan sets garage guidelines for new residential development in its area: garages set back at least 20 feet from the front property line and at least 5 feet behind the house's front facade, front-loading garages on single-family homes and duplexes no wider than half the street-facing width, rear access for townhomes, and recessed or trellised multi-panel doors.

  2. The 2025 fire hazard severity zone map for Martinez

    The State Fire Marshal's map of the City of Martinez, dated February 24, 2025 and adopted by the Contra Costa County Fire Protection District effective July 10, 2025, shows only High and Moderate zones in the city's local responsibility area. State responsibility land around the city keeps its own zones, Very High among them, effective April 1, 2024. Check the exact parcel before planning seals and vents on a garage.

Districts of the Downtown Specific Plan

  • Downtown Neighborhood

    This district holds many of the houses on the city's Historic Resource Inventory, and the plan asks development there to take careful account of preserving and rehabilitating them. A garage door on one of these lots should suit the house's period rather than a modern tract.

  • Grandview

    Mostly single-family houses at 7 to 17 units per acre. New building on sites sloped ten percent or more must also meet the Hillside Development Regulations in Chapter 22.33 of the Zoning Code, so a garage added or rebuilt on a steep Grandview lot is a planning question before it is a door order.

Check with the Planning Division if the house is in the Downtown Historic Overlay.

Is Martinez in a Very High fire hazard zone?

Not inside the city's own responsibility area on the 2025 map, which shows High and Moderate zones only. Some state responsibility land around Martinez is rated Very High. The city's older web page still mentions a 2009 Very High map that was never adopted, so rely on the 2025 map and confirm your parcel.

Can a new garage door go on the opener that came with our 1980s Martinez townhome?

Only if that opener has a battery backup. California's Health and Safety Code bars connecting a replacement residential garage door to an existing opener that lacks one, whatever its age, and since 1992 also to an opener that fails the reversing test on a two-inch obstacle. A 1980s opener usually needs replacing along with the door.

Did Martinez lose power in PG&E's 2019 shutoffs?

Contra Costa County listed Martinez among the areas affected by the shutoff that began on the night of October 26, 2019, with restoration starting October 28 and possibly taking several days. An opener with a working battery backup lets a car out of the garage during an outage like that.
