  • A replacement door that keeps the paneled look

    The handbook treats a blank garage door as a large unbroken plane to be avoided, and asks for panels or windows and a door that matches the architecture. Swapping a raised-panel or windowed door for a flat slab can look out of place on a street built to that brief. In a subdivision run by a homeowners association, the association's architectural rules usually decide the style and color, so get its approval before ordering.

  • Replacing one of two single doors

    Where a house has two single doors, or a single beside a double, replacing only the damaged one is common after a car strike or a warped panel. The new door has to match the one that stays: panel pattern, window layout, color and height. Ask the installer to bring the existing door's details to the supplier rather than choosing from a catalog photo, since a mismatch is obvious on a divided garage.

  • A battery-backup opener before the wind season

    When the power went out across north Morgan Hill on October 9 and 10, 2019, a door that opens only on grid power became a door that had to be lifted by hand or not at all. Since July 1, 2019, every residential opener sold or installed in California must have a battery backup designed to keep it working without interruption through an outage. Replacing an older opener now brings that feature with it.

  • A new door on the existing opener

    State law does not let a replacement residential garage door be connected to an existing opener that lacks a battery backup, whatever year that opener was made. So a door-only quote on a Morgan Hill house from the 1980s or 1990s often turns into a door-and-opener quote once the installer looks at the power head. Ask for that check at the estimate, not on installation day.

  • Ember-tight seals on an east-hills house

    The 2025 state maps raised fire hazard ratings across much of eastern Morgan Hill, and the city's map page says renovations in designated zones must meet wildland-urban interface building codes. The current wildfire code limits gaps around a garage door to 1/8 inch at the bottom, sides and top, closed with tested weather-stripping, a door that overlaps its jambs and header, or metal flashing. Ask the city how that applies at your address.

Builders competing for Morgan Hill's yearly housing allotments were scored partly on their garages. The city's Architectural Review Handbook for single-family homes says garages should not dominate the street, and as an allotment point criterion it asks that at least a quarter of the houses in a project have side-loading, detached or rear garages, or a two-car garage with tandem space for a third car. It also encourages divided or staggered garages, wants garage doors articulated with panels or windows, and asks for a variety of doors matched to each house's style. The result on many streets is two single doors instead of one wide one, doors facing a side yard, and deep tandem bays behind an ordinary double door.

  • Health and Safety Code 19892: backup power

    Added by SB 969 and in force since July 1, 2019, this section bars anyone from manufacturing for sale, selling or installing in California a residential automatic garage door opener without a battery backup that keeps it operating during an electrical outage. Subdivision (c) goes further: a replacement residential garage door may not be hooked to an existing opener that fails that standard, no matter when the opener was manufactured.

  • Health and Safety Code 19890: the maker's instructions

    Openers sold in California must come with installation, operation, maintenance and testing instructions, and since 1991 anyone installing, servicing or repairing a residential opener is required to follow them. Since 1993 an opener must refuse to run without an edge sensor, photo eye or similar device, and after any service or repair the technician checks whether the door reverses on a rigid two-inch obstacle, tagging the opener with a red warning if it does not.

  • Morgan Hill's fire hazard severity zones

    CAL FIRE released new Local Responsibility Area maps on February 24, 2025, and Morgan Hill's map page offers an interactive viewer for checking an address. The page states that new construction and renovations in designated zones must follow wildland-urban interface building codes, that sellers must disclose a property's zone, and that homes in a Very High zone need 100 feet of defensible space.
