  1. The 2025 fire hazard severity zone map for Antioch

    The State Fire Marshal's map for the City of Antioch, dated February 24, 2025, shows Very High, High and Moderate zones in the city's local responsibility area, and the Contra Costa County Fire Protection District adopted the updated maps effective July 10, 2025. The city's 2025 local hazard mitigation plan confirms High and Very High zones within city limits. State and federal lands to the south carry their own designations.

  2. Single-Family and Missing Middle Objective Design Standards

    Dated August 2023, Antioch's objective standards replaced the residential chapter of its design guidelines. Section 3.2.3 limits a front garage's visual presence, with the 60 percent width cap and a 12-inch overhang or recess, and Standard 3.2.3.B sets complementary garage door color and design. A separate section adds standards for single-family development in the Rivertown historic neighborhood.

  3. Design review for exterior changes

    The city's design review page says new buildings, exterior changes to existing buildings and permanent signs require Design Review approval, and that the Citywide Design Guidelines apply to new buildings, additions and exterior alterations but not to existing buildings with no such work proposed. Ask Planning whether a new door style, color or opening counts as an exterior change.

By the housing element's count, more than half of Antioch's homes were built between 1980 and 2009, and more than three quarters of the city's homes are detached houses. The zoning code still asks for two parking spaces in a garage for each detached single-family house, sets a side-by-side double garage at 20 by 20 feet, and wants a garage's exterior to be architecturally compatible with the main building. Rivertown, the historic neighborhood between the river and 10th Street, adds design standards of its own for single-family development.

  • Along Southwood Way

    Save Mount Diablo's review of the 2025 maps notes that even some existing neighborhoods in Antioch face very high fire hazard, including those along Southwood Way. Check the parcel on the fire district's map before choosing door seals and vents.

  • Sand Creek

    The same review found almost the entire Sand Creek area, parts of it still being developed, in the High zone. When a door there is replaced, ask the installer which seals will close the gaps that wind-blown embers get through.

  • Rivertown

    The historic neighborhood bounded by the San Joaquin River, L Street, 10th Street and A Street has its own single-family design standards on top of the citywide ones, so a new garage or door there should suit the older house it serves.

  1. A door that matches the trim, not the wall

    Standard 3.2.3.B of Antioch's 2023 single-family design standards says the color and design of every garage door should vary from the wall plane next to it and match colors used on the home's exterior details. The standards govern new single-family development, and the Planning Division requires design review for exterior changes to existing buildings, so a door that changes color or style is worth checking with Planning first.

  2. Rebuilding a front garage

    When a garage is added or rebuilt at the front of a house, the same standards cap its width at 60 percent of the front elevation, bar it from projecting out of the surrounding wall, and require either an overhang at least 12 inches deep in the roof's materials and colors or a recess of at least 12 inches. A side-loaded attached garage instead sits at least 12 feet behind the main elevation.

  3. Closing up a garage for an ADU

    Antioch's ADU rules say that when a garage, carport or covered parking structure is converted to an accessory dwelling unit, or demolished to build one, the lost parking spaces do not have to be replaced. The garage door then comes out and the opening is framed in as wall, windows or an entry, under a building permit.

  4. Seals and openers on the southwest edge

    Save Mount Diablo's reading of the 2025 maps puts neighborhoods along Antioch's southern and southwestern borders in high fire hazard conditions. On those streets, the gaps around a garage door, at the bottom seal, the jambs and the header, are worth closing tightly, and a battery-backed opener matters on days when the power is shut off for fire weather.
