Can I keep my work truck at my Livermore house?
One business vehicle may be kept with a home occupation, and it cannot be commercial grade: the code's examples include box trucks and any vehicle used to load, carry or handle construction materials or debris. Nothing tied to the business may be stored outside, a sign of up to ten square feet is allowed on that one vehicle, and a homeowners association's CC&Rs may forbid home businesses outright.
Do I need a Livermore home occupation permit if no clients come to my house?
Not the permit itself. The Development Code exempts home occupations that see no clients at the residence and employ nobody outside the household, but the location, appearance, storage, vehicle and nuisance standards still apply, and a Livermore business tax license is still required. Hire one non-household employee and the permit is needed, with an extra off-street parking space set aside.
Will a Livermore water heater permit make me upgrade the toilets and faucets?
No. The city's SB 407 handout lists water heater replacement among permitted jobs that do not trigger water-conserving fixture upgrades, along with reroofs, window and door replacement, dry rot and termite repair, electrical service upgrades and sewer line replacement. The upgrade rule applies only to permitted additions, alterations or improvements on buildings available for use by January 1, 1994.
Which Livermore jobs skip a building permit?
The city's exemption list includes painting, papering, floor tile, carpet, and cabinets or countertops with no plumbing; fences up to 7 feet; retaining walls up to 4 feet with no surcharge; driveway replacement; and detached decks up to 200 square feet and 30 inches above grade. Zoning height and setback rules can still apply to decks, sheds and play structures.
Will the hot list send me jobs outside Livermore?
Yes. Every new job in the Bay Area is texted as it goes on sale, between 8 a.m. and 8 p.m., whatever its trade or city. The message carries the trade, the area and a link, and the link opens the job with its price before anything is charged. You buy only the jobs you choose; there is no subscription and no bidding, and STOP ends the texts.
